In the Property Management department, we undertake the following:-
- Leasing of properties (tenant placement) which begins with advertisement and showing the property and ends when the tenant has signed all the necessary paper work.
- Carrying out of maintenance and repairs prior to occupancy and during occupancy as the need arises. We also ensure hand over documents are duly signed by all the parties involved.
- Property administration which includes assuring compliance with the ever-changing government regulations, monitoring and reporting financial transactions with respect to the property, and serving as a liaison between tenants, site personnel, and landlords.
- Rent collection including service charge. We endeavor to educate tenants on the consequences of defaulting while at the same time embracing compassion for deserving cases.
- We advise landlords on the terms and conditions for renewal of leases upon expiry while taking into account prevailing market rates. We also negotiate on their behalf rent reviews and service charge. We also advise landlords to take up suitable cover against all risks, with reputable insurance companies.
